Most builders we know are honest, and desire to build quality homes; However, the builder and the city code inspector cannot always be there. Select Inspect can visit your property as an independent third party, representing your best interest. We discover errors early on, which can
save you (and the builder) from bigger troubles in the future.

PHASE # 1
Pre-pour / Foundation
(Because you only get one chance to get it right)
When:
  • Before concrete is poured
  • Wood forms are installed
  • Steel reinforcement installed
  • Plumbing pipes visible
  • Moisture barrier is on soil

  • Site Preparation Cushion,
    Drainage, Grade
PHASE # 2
Pre Dry-Wall / Mechanical
(The only time you really can see through walls)
When:
  • Framing is up; the home is taking shape
  • Roof is in progress or complete
  • Heat & Air, electrical, plumbing components may be in place
  • Windows generally in place
  • Exterior walls - partially done
  • Just before drywall/sheet rock is installed

PHASE # 3
Final Inspection

When:

  • Just before the walk through with your builder
    (about 1/2 - 1 week)
  • Almost everything appears finished
  • Other than paint, caulk, trim work, some appliances, and other last minute items; the home looks to be ready

Where do the extra 2 inspections come in with the 5-pack?
These are typically inspections to verify repairs before the next phase begins, and before the "repair conditions" may be concealed; giving the buyer more peace of mind.

Individual Phase services starting at $275
Additional visits $150 & up; pending inspection type, home size and location.

Payments for combination services accepted in
1, 2, or 3 installments
Pricing above is approximate only and is subject to change without notice; Slab foundation- vacant- new homes only. When your new home is almost 1 year old (or 2 depending on your warranty), you should have
Select Inspect provide a 1st year Builder Warranty Inspection.

We can give you a report with photos and quite a lot of information, to aid you in asking your builder for maintenance / deficiency repairs.

If you Did Not have your home inspected new; you should definitely get this service.

If you did have your home inspected new; you should still consider this service. If S.I. inspected your new home, we can check to see if repairs were made since our last visit, and check for other components that may have worn, failed, or become defective over the year.

Give your home its 1st birthday gift of fixing any problems that may be found. Most builders will even touch-up cosmetic finishes cracks, caulking, popped nails, etc.)
