Select Inspect Pricing Policy
It
is unwise to pay too much, but it is worse to pay too little. When
you pay too much, you lose a little bit of money ... that is all.
When you pay too little, you sometimes lose everything, because
what you bought was incapable to do what you bought it to do.
The
common law of business prohibits paying a little and getting a lot...
it can't be done.
If you deal with the low bidder, it is well to add something to
the risk you run.
And if you do that, you will have enough to pay for the something
better.

It
is in your best interest to hire the best inspector; it is not in
your best interest to hire the cheapest inspector. Can you afford
to hire a "cheaper" inspector for a lower fee? Why do
they cost less? Usually it is to make up for inexperience. What
might they miss? What may they see, but they don't even recognize
it as a deficiency? You are making a very large investment; don't
skimp on your property inspection.
Some
of the "Big Name" companies are really only newer inspectors
who just bought a franchise name; that "Big Name" does
not equal experience.
Some
"Big Name" companies with multiple inspectors may send
a newer inspector and not the experienced owner that has all of
the credentials listed in their marketing material.
Many
inspectors will brag about "On-Site" reports. That is
very nice, however, Select Inspect will not rush through your inspection
to hand you a "hurried" report before we leave. We take
our time at the property. We are careful, attentive to detail, and
provide the thorough inspection you deserve. You will receive your
report within 12 hours after the inspection in most cases.
Please
compare Select Inspect's reports to others; you will find that
there is a considerable difference in how much more service and
useful information you receive from Select Inspect for only a
fraction more of the property value. There are a few other inspectors
in North Texas that provide the ASHI
experience like Select Inspect; I know them, associate with,
and respect them. They and I charge more than newbies; you get
what you pay for.
Select
Inspect can also provide a WDIR (termite report) with your home
inspection; VA lenders require an "Official Tx WDI report"-
these start at $50.
Select
Inspect offers a free gas leak test with full price inspections
of homes with gas provisions.
Select Inspect does NOT charge extra for sprinkler systems with
12 zones or less with full price inspections.
Swimming
pool / spa inspections start at $30 and go up as to the age of
the feature.
Prices
start at $275 for new construction on a slab foundation, less
than 1500 sq ft.
The fee increases proportionally to the age, foundation construction
method, and size of the property
Inspections of additional features including detached structures,
pools, spas, outdoor kitchens, & elevation measurement services
are available for an additional fee.

Discounts
You cannot pay less and get more; it is
economically impossible. If you receive a discount from Select
Inspect on your inspection, you will NOT receive a free gas leak
test; you will NOT receive a sprinkler system inspection or the
inspection of any other optional equipment. Photos will be very
limited or even omitted completely; as compared to a full price
service which generally includes 20-50 photos with descriptions.
The report information may be generalized rather than detailed
to the extent found in our full price inspection report.
